4 Signs That You Need to Retire Your Asphalt-Shingle Roof

Asphalt shingle roof replacement is all about timing. To do it too soon is impractical, but to do it too late is to invite disaster. There’s no way to determine your roof’s actual condition without a thorough inspection, but there are some easy-to-spot signs that the it’s reaching the end of its service life.

4 Signs That You Need to Retire Your Asphalt-Shingle Roof

Most roofers, including 3JM Exteriors, would advise you to look for these four red flags:

1. Widespread Craze-Cracking

Asphalt shingles crack as they age. Random surface cracking is due to long-term ultraviolet-radiation exposure. This phenomenon occurs typically in flatter roof slopes since they shed moisture more slowly and are more exposed to UV rays.

Craze-cracking shows how much your roof has weathered. Although modern shingles resist leakage despite significant UV-caused deterioration by incorporating several material layers, it can be an unsightly reminder to buy a covering soon.

2. Severe Balding

Granules in the gutters is a common discovery during a roof inspection. Shingles go bald because the volatiles that preserve their outermost layer, which beautifies and protects them, dissipate over time. Those that look thin on top turn brittle more quickly as they’re more vulnerable to sun damage. The loss of volatiles leads to greater moisture absorption too, causing asphalt shingles to deform and become less wind-resistant.

3. Major Drooping

If your roof sags, it’s certainly in trouble. 3JM Exteriors believes that fixing the problem while the issue is isolated can still save the entire roof. However, fresh framing and sheathing may be necessary when the depression affects a large area.

4. Noticeable Sunlight Intrusion

Breaks in the roofing system are usually the result of storm damage, which must be patched ASAP. The passage of rays of light to the interior means that the very decking boards are broken.

Basic repairs can re-seal them accordingly, but large holes in a decades-old roof could justify a replacement project. After all, the existing materials would deteriorate faster than the new ones and are likely to functionally fail in the near future. The initial cost could be higher, but replacing an old, beat-up roof would make more financial sense than repairing it.
